Yes. Our collaboration always begins with a written listing agreement, as Greek law requires. It sets out the property, the asking price, the duration of the engagement and the fee — so everything is clear from the start.

With carefully produced photography and listings on our website and the leading property portals. In parallel, we promote it directly to our active client base — buyers who are already searching for a property with exactly the features yours offers.

That depends on the location, the condition of the property and, above all, the asking price. A correctly priced property attracts the serious buyers within the first few weeks of marketing — which is why we insist on a realistic valuation before taking on any listing.

Buying

We map out your needs together — area, budget, features — and only show you properties that genuinely fit. We won't drag you around ten irrelevant flats; we pre-select and save you time.

Beyond the purchase price, budget for the property transfer tax (3% of the value — or VAT on certain new-builds), the notary's fees, a lawyer's fee if you use one, the Land Registry filing fees and the agency fee. We give you a detailed picture of the total cost before every offer.

Before we view a property together, a short introduction form is signed. It certifies that this particular property was made known to you by our agency — it is the procedure required by law and it protects both parties.

Yes — and it should never be skipped. We work with experienced lawyers and engineers who check titles, encumbrances, planning compliance and technical condition, so you reach the notarial deed with no surprises.

Renting

Usually your ID details and tax number (AFM) are enough, though the landlord may ask for proof of income. On signing, a deposit of one or two months' rent is generally paid. We guide you through the whole process up to the handover of the keys.

Yes, every tenancy is declared electronically to the tax authority (AADE) by the landlord and accepted by the tenant. The declaration is also required for utilities such as electricity, and for the housing allowance.

Yes. For landlords who don't want to, or can't, deal with their property, we offer full property management — from rent collection to repairs and communication with the tenant.

Valuation

The 'objective value' is an administratively set figure used mainly for taxes and deeds. The market value — what a buyer will actually pay today — is shaped by supply and demand in the neighbourhood and can diverge significantly, up or down.

Fees & working with us

The fee is always agreed in writing, before the collaboration begins, and is stated in the engagement or introduction agreement. There are no hidden charges — you know in advance exactly what you'll pay and when.

As a rule, on the signing of the final deed — or of the preliminary contract, if so agreed. If the transaction does not complete, no fee is due.

No. A question, a phone call or a valuation create no obligation whatsoever. You are only committed once a written engagement is signed — and even then, on terms we have agreed together.

Documents & process

As a guide: the title deed, floor plan and topographic diagram, the E9 declaration and ENFIA (property tax) receipt, the Energy Performance Certificate, an engineer's certificate and the Electronic Building Identity. We give you a full list tailored to your property and coordinate gathering it all.

The Energy Performance Certificate ranks the property in an energy class (A+ to G). It is issued by a certified energy inspector and is mandatory for every listing, letting and sale.

It is the property's electronic file: it brings together plans, permits and certificates in a single record. It is completed by an engineer and is required for every transfer.
